The single most important thing I hear from owners about their former management companies is that there was some form of breakdown in communications.  Owners who are informed and involved in the decision making process are satisfied investors.

COMMUNICATION METHODS

1. Owners may access the accounting, documents, and work orders related to their rental property through the owner's online access link on the left border of this page. Many owners prefer to communicate by email. Some of our owners live in foreign countries, and other methods of communication are not practical.  We send invoices, work orders, and even reports out to our owners using this method.

2. You will always have one property manager who is in charge of your property and tenant. Each of our managers are committed to effective communication with you as an owner.

3. Email is our preferred form of communication. You can find your property manager's email address on the "Our Property Manager's" Page.

COMMUNICATION REGARDING NEW TENANTS

You will be called regarding the tenant we have found for your investment property and will be involved in the final decision.  To see how we find the best tenant available for your property, see the "Finding Good Tenants" page.

COMMUNICATION REGARDING MAINTENANCE ISSUES

We are heavily involved in the new communication age.  As soon as a Work Order is generated for your property it will show on your owner's access portal. We work within limitations that the owner has authorized.  If the repair exceeds that limitation, we will contact the owner for his or her direction.  If the problem concerns health and safety to the tenant or others, or if the property is likely to sustain further damage if we do not act quickly, we will use our best judgment and proceed.  To learn more about how we handle maintenance, please go to our "Handling Maintenance" page.
